Beginning September 18, 2021 Fannie Mae will now allow mortgage lenders to average to the credit scores between 2 borrowers on a loan application.  For example, borrow #1 has a decision making score of 700 and borrower #2 has a decision making score of 550.  Now per this new guideline, we take the 700 and 550 and divide to get the average decision making score of 625.  This is great news for borrowers seeking a mortgage as they now qualify and can use the income from the 2nd borrower on the loan application.  In the past, we had to use the 550 score and that wouldn’t qualify.
